Neighborhood Stabilization Program

The Neighborhood Stabilization Program (NSP) was established for the purpose of stabilizing communities that have suffered from foreclosures and abandonment. Through the purchase and redevelopment of foreclosed and abandoned homes and residential properties this program is intended to strengthen our community. The program parameters varies but will give a certain amount of money toward the buyers down payment and/or closing cost. This grant has specific occupancy term requirements and approval qualifications.

 

ADDI

The American Dream Down Payment Initiative provides down payment and closing cost assistance to low to moderate income families who are first time homebuyers for the purchase of single family housing that will serve as the buyers primarily home. There are income restrictions for this program and occupancy requirements apply. This program can be used in conjunction with the FHA program.

 

HPAP

The Home Purchase Assistance Program (HPAP) enables lower-and moderate-income individuals and families to purchase affordable housing in Washington, D.C. Qualified HPAP applicants can receive up to $44,000 in financial assistance to purchase single-family houses, condominiums and cooperative apartments. HPAP funds can be used for down payment and/or closing costs. The HPAP Purchase Assistance is in the form of low interest 5 year deferred loan.
Loan amounts are determined by a combination of factors, including income, household size, and the amount of assets that an applicant can commit toward the purchase price of a home. In addition, all loan recipients are required to maintain their properties in compliance with D.C. Housing Codes.

 

My Home Program

The My Home loan provides home loan assistance to eligible first time homebuyers to purchase owner occupied or vacant residential properties anywhere in Prince Georges County. Home Purchase assistance includes down payment and/or mortgage principle reduction costs and/or closing cost. Occupancy term requirements apply along with approval qualifications.

 

CDA

The Community Development Administration program is for first time homebuyers and will assist with the down payment and closing cost. Income restrictions are more flexible as compared to other grant programs. Funds from this program can be used for down payment and/or closing.
